About Book a call

Real estate agents, teams and brokerages

The five hours a week that are not selling houses.

The inbox, the paperwork, the research before a listing appointment, the follow-up that keeps not happening. We build AI and automation around the work you already do, on your machine, connected to your tools, then train you to run it. AI prepares. You decide.

Three ways to start, every price on this page. In person across the DMV, remote everywhere else.

Meet Andrew, then meet Pat: the same agent and investor in the DC and Maryland market, and the brother of JDS founder Kevin Joy, before and after the AI automations. More offers, on better numbers, and every decision still his. A drawn walkthrough with synthetic narration; real footage replaces scenes as it is shot.

Ways to start

Three clear options, and every price on the page

Start small and prove it, or start with the whole system. The quote after the call is these numbers unless your setup is unusual, in which case we will say why.

01

Real estate AI workflow audit

Price $199, credited toward implementation

Find the two workflows most worth improving before you spend thousands on implementation.

  • A 60-minute video call, from wherever you are
  • A review of how your week actually runs
  • The top opportunities, with the time back estimated
  • The recommended build, with its guardrails
  • A roadmap you keep either way

03

Business AI and automation system

Price $7,500 to $15,000 and up

For serious agents, investors, teams and brokerages who want the whole operation connected.

  • Multiple workflows across the business
  • CRM and transaction processes
  • Lead systems and reporting
  • Internal apps, custom web or application work
  • Ongoing support
Book a diagnostic call

Then, if you want it: Technology partner. Someone who understands your business and keeps improving the systems around it. Monthly, scoped on the call. A standing review of what is running and what is not. Improvements as the business changes. The next build when the numbers say so.

Not another AI course

We work with you, on your machine, and leave you with something actually running.

Your tools and your data, not a platform to migrate to. You are not being asked to become an AI expert. You are buying implementation, and someone who stays accountable to whether it works.

Where the week goes

Five places the hours disappear

Not all five are worth automating. On the first call we work out which two are, and we will say so if the honest answer is none of them.

01

The inbox

Read everything, answer some of it, lose the rest under the next hour's mail.

Worth automating first if you are answering the same six questions every week.

02

The paperwork

Checklists in your head, deadlines in three places, the same fields typed into the same forms.

Worth automating first if a missed milestone has ever cost you a deal.

03

Research before an appointment

Comps pulled at 11pm, a neighborhood brief assembled from memory.

Worth automating first if you take more than two listing appointments a month.

04

Listing copy and social

Written in the car, posted late, or not at all.

Worth automating first if consistency is the problem rather than quality.

05

The follow-up that keeps not happening

The people who were warm in March and have not heard from you since.

Worth automating first if your CRM has more than fifty people you have not spoken to this quarter.

The videos

The detail, when you want it

Open what you want to know before the call

The short version: it runs on your machine, connects to the tools you already use, prepares on a schedule, and nothing goes out without you. Each line below opens the long version.

Scheduled tasks A day, once it is running What it prepares each morning, and where you come in.

Scheduled tasks

A day, once it is running

The assistant does not wait to be asked. It prepares on a schedule, and every entry below ends the same way: with you deciding. Nothing is sent, signed or posted for you.

  1. 07:00

    Morning market brief

New listings, price changes and closings in your farm area, in your inbox before coffee.

    Listing feedEmail

You Nothing to approve. It is a brief, not an action.

  2. 07:30

    Inbox triage

Sorted into needs you, can wait, and noise. Replies drafted for the first pile, in your voice.

    EmailCRM

You You read each draft and press send, or you do not.

  3. 09:00

    Transaction checklist

Every open file checked against its milestones. What is due this week, per file, with the document it needs.

    Transaction platformCalendar

You You decide what to chase. It never signs anything and never sends a disclosure.

  4. 13:00

    Research before the appointment

A CMA draft and a neighborhood brief for this afternoon's listing appointment, assembled from the sources you already use.

    Listing feedFiles

You You check the comps. The numbers are a starting point, not a verdict.

  5. 16:00

    Follow-up list

Who has gone quiet in the last thirty days, with what you last said to them and a first draft for each.

    CRMEmail

You You pick who to reach out to. The drafts wait.

  6. Fri 15:00

    Social batch

A week of posts and listing copy drafted from the week's activity, with fair housing language checked.

    Listing feedFiles

You You edit, you post. Nothing is published for you.

Connections Your tools, not a new platform Claude Desktop, your email, calendar, files, CRM and transaction platform.

What it connects to

Your tools, not a new platform

The assistant reads the systems you already use. Nothing is migrated. Where a tool cannot be connected, we say so on the first call rather than after you have paid.

On your machine

  • Claude DesktopOur default for this work.
  • ChatGPTSet up properly if your brokerage already pays for it.
  • A command-line toolCodex or Claude Code, for the technically curious.

Connected in the setup

  • EmailGmail or Outlook. Read, triage, draft.
  • CalendarAppointments, deadlines, reminders.
  • FilesDrive or OneDrive. Templates and the context pack.
  • SpreadsheetsWhere most agents' real data already lives.

Connected on request

  • Your CRMFollow Up Boss, kvCORE, LionDesk, or a spreadsheet.
  • Transaction platformDotloop, DocuSign Rooms, SkySlope.
  • Listing feedsWhere your board's terms allow it.
Process Diagnose, build, train, optimize, expand What working with us looks like, from the first call on.

How we work with you

Diagnose, build, train, optimize, expand.

Most of what is sold to agents as AI training is a course. This is not one. We sit down with you, on your machine, and leave you with something running.

  1. 01

    Diagnose

A thirty-minute call to understand how your week actually runs, and which two of the five are worth doing first. No charge, and a straight answer either way.

  2. 02

    Build

A setup session on your own machine: the AI, the accounts, the privacy settings before a client's name is typed. Then your knowledge pack and skills, and the workflows, connected to your real inbox, files and CRM, and put on a schedule.

  3. 03

    Train

A session on the thing we built, so you can use it and supervise it. You know where every switch is.

  4. 04

    Optimize

Check-ins on what is actually being used. Tune what runs, retire what does not earn its place.

  5. 05

    Expand

Once it is working and trusted, the next system: a dashboard, a calculator, a portal, an integration. That is where the relationship becomes bigger than AI.

Your clients' information The part of the setup nobody sells Where it runs, what leaves your machine, what it cannot do.

Your clients' information

The part of the setup nobody sells

An agent's data is other people's data: names, finances, addresses, and the terms of deals that have not closed. Most of the setup session is about this, and it is the reason we do it in person rather than sending a checklist.

Where it runs On your machine, under your own account. Not on ours, and not on a shared one.
Training We switch off the provider's use of your conversations for training, and show you where the setting is so you can check it yourself.
What leaves What you type and what a connected tool returns goes to the AI provider to be processed. We show you exactly which tools are connected and how to disconnect one.
A scheduled task can Read, summarize, list, draft. Every run ends with something waiting for you.
It cannot Sign, send a disclosure, post publicly, or email a client without you pressing send.
Your brokerage Its rules on client data, advertising and MLS use are yours to follow. The setup works inside them, and none of this is legal advice.
Proof Where this has already run PG Living's five hours a week, and our own business.

Proof

Where this has already run

Real estate investment

PG Living

It started with one manual step: assigning costs to projects by hand. That got automated first. Then spend tracking, revenue forecasting, and an offer calculator on top of the clean data. Their words, on the homepage:

JDS wrote a routine that automated it, saving me at least five hours a week.

Our own business

Joy Data Solutions

We run this business from one chat: invoices, bank feeds, email, the calendar and the books, with scheduled tasks that prepare each morning and wait for us to approve. It is the same pattern we set up for you, and you can watch a recording of it.

See how we work

We do not manufacture testimonials. PG Living is real estate investment experience, not an agent case study. The real estate program is taking its first agents now; when there are agents on record about it, they will be here in their own words, and not before.

Fit Who this is for, and who it is not Read this before you book.

Fit

Who this is for, and who it is not

For

  • Working agents with a real book of business and a real inbox problem
  • Teams of two to five who want one setup, one set of rules, and one training session
  • Brokerages that want a broker-level view of what is running and who approved what
  • Anyone who would rather have it set up properly once than watch a course about it

Not for

  • Anyone hoping the AI will email clients unsupervised. It will not, by design.
  • Agents who want to replace their CRM or their transaction platform. This connects to them; it does not replace them.
  • Brand-new agents with no transactions yet. Worth a conversation once there is a week to give back.
  • Anyone who needs a guarantee of more closings. Nobody honest can give you one.
Beyond AI Technology built around the way you work Dashboards, calculators, portals, integrations, custom software.

And if your business needs more than AI

Technology built around the way you work

AI is one of the tools. The relationship is someone who understands how your business runs and keeps building the systems around it.

Internal tools

  • Lead and transaction dashboards
  • Investor deal calculators and property pipelines
  • Reporting, task management, knowledge bases
  • Underwriting and document systems

Client-facing

  • Property calculators and interactive market tools
  • Investor, seller and client portals
  • Lead qualification and assessment experiences
  • Custom websites

Data and automation

  • Data systems and reporting you can trust
  • CRM and transaction-platform integrations
  • Workflow redesign, then the automation to match
  • Custom software where nothing off the shelf fits
Data foundations When the numbers underneath are the problem Commissions, splits, pipeline and spend that do not agree.

When the numbers underneath are the problem

Data foundations, if you need them

Sometimes the constraint is not the inbox. It is that commissions, splits, pipeline and spend live in four places and none of them agree.

That is the other half of what we do, and PG Living is the example of one growing out of the other: one automated step first, then the tracking and forecasting once the data could be trusted. If that is your situation, the diagnostic call will say so, and we start there instead.

A la carte Configure your own Every module and its price, for an agent or a team.

The full configuration, a la carte

Behind the three options above is one price list. Pick a track, add the workflows that matter, and the total is the total. Prices are per engagement, not subscriptions.

Who is this for?
Add the workflows that matter
Your build $2,000 The setup, with no workflows yet. Most agents add two or three. Book the diagnostic call

The full set for an agent is $13,500. For a team it is $23,500. Teams larger than five, by quote.

Questions

Asked on almost every first call

Which AI do you set up?

The one that fits you. Claude Desktop is our default for this work because of how it handles long context and connected tools. If your brokerage already pays for ChatGPT, we set that up properly instead.

Does it send email to my clients on its own?

No. Every workflow we build ends with a draft waiting for you. You read it and send it, or you do not. An agent's reputation is the product, and nothing here is allowed to spend it without you.

What happens to my clients' information?

The setup session is mostly about this. The assistant runs on your machine under your account. We change the provider settings so your conversations are not used for training, and we show you what leaves the machine and what does not. Your brokerage's rules on client data are yours, and the setup works inside them.

Is this a course?

No. We set it up with you, on your machine, connected to your work. The videos on this page show what is possible and how we work, so you can decide before we talk. The setup itself is done together.

What does it cost?

Three ways to start, every price on this page. A workflow audit for $199, a 60-minute video call from wherever you are, credited toward implementation. The AI workflow build, $2,000 to $5,000 by scope, which is the core engagement. A full business AI and automation system from $7,500 for teams, investors and brokerages. After that, a monthly technology partner relationship, scoped on the call. The quote after the call is these numbers unless your setup is unusual.

Do you work outside the DMV?

Yes. In person across DC, Maryland and Northern Virginia, remote everywhere else. The setup session works over a screen share; the in-person version is a convenience, not a requirement.

What if my CRM or transaction platform is not on your list?

Then it gets connected as part of your setup, or we tell you on the first call that it cannot be. Most tools with an export or an API can be. MLS access depends on your board's terms, and we do not work around those.

How long does it take?

The diagnostic call is thirty minutes. The setup session is a half day. Each workflow is built and trained over a week or two, depending on how much of your data has to be organized first. Most agents are running their first scheduled task within two weeks of the setup session.

Start here

Thirty minutes, and a straight answer
